Scope of The Role:
Projects Management

Key Responsibilities:

Projects Management:
Ensure project plans for each new project are created and managed with support of country teams (including ensuring procurement for centers done on time, staffing for center done on time, and center launch activities are planned)
Review Country Teams project / financial models for new projects and provide thoughts from a construction perspective
Assist with the creation, revision, updating and improvement of operational manuals, templates, guidelines and financial reporting procedures for the office and dialysis centers to ensure successful delivery on all projects

New Project

Construction:

Partner Management:
Select and manage consultant teams and vendors to work with on projects across markets
Identify and help on-board innovative, high quality, and cost-effective partners – ensuring we always have a good set of potential partners across each country

Clinic Design and Layout:
Work with teams to finalize floor plans for new centers
Review floor plans for various projects and recommend improvements
Collaborate with architects and engineers to determine specifications on projects, and for their comments on floor plans
Work with electrical & mechanical consultant teams to finalize plans

BOQ:
Work with quality surveyors to review bills of quantities for materials, equipment and manpower estimations for entire projects with attention to budgetary limits

Work with the construction teams to prepare and review BOQs, mechanical and electrical drawings and floor plans for the dialysis centers.

Furthermore, provide negotiation response to external vendors, while ensuring that they remain within the AHN cost estimates
Assess and ensure accuracy of interim payment claims

Construction:
Oversee all aspects of construction of new dialysis centers and repairs/ maintenance in older centers, including quality fixes as per audit team reports, while ensuring adherence to quality standards and timelines
Oversee construction finances including reviewing, approving and tracking invoices for work claimed, and tracking payments made
Liaise with partner hospitals on all aspects of the center construction and launch including scheduling of meetings and completion of necessary paperwork for new centers
Assist with the creation, revision, updating and improvement of operational manuals, templates, guidelines and financial reporting procedures for the office and dialysis centers to ensure successful delivery on all projects
Participate in the acquisition of local construction contractors and support the Country Director on all contract administration matters
Manage relationship with architects, contractors and hospital partners in the process of construction
Ensure accurate and systematic record-keeping of all aspects of the various operations
Visit sites and ensure that AHN quality standards are maintained
Work with relevant line managers/ directors to hire contractors and allocate responsibilities
Ensure timelines are met for all construction projects through scheduling intermediate phases across project plans
Liaise with contractors to ensure they have the necessary materials and direction
Evaluate construction progress and prepare detailed reports
Ensure construction procedures adhere to relevant health and safety standards
Support management on decisions around new center expansion, schedules, budgets, etc.
Other duties as assigned

Regulatory Compliance:
Ensure that corporate operations and new clinics operations are implemented with sound managerial, technical, financial and overall conducive practices, and that the processes and activities adhere to the organizational policies, legal and contractual obligations, and global AHN standards
Create and maintain manuals for AHN standards
Maintain a thorough understanding of the health landscape in the countries of operation
Follow up to ensure health and safety measures are implemented across all center projects, and oversee the acquisition of all the necessary health and safety equipment

Special Projects/Innovation:
Develop innovative new approaches (e.g., prefabricated builds, smaller concept clinics) that would help reduce timelines, save money, improve quality, or enhance patient experience
Manage relationship with architects and contractors and hospital partners in the process of construction
Ensure accurate and systematic record keeping of all aspects of the various operations and reports on new project completion

Desired Competences:
Bachelor's degree in business administration, construction, engineering or related fields
Experience in quantity surveying and large-scale project management
At least 7-10+ years of work experience in the private or public sector preferred, with increasing levels of responsibility
A demonstrated interest and passion for working in a healthcare setting

Practical mind to solve problems on the spot partnered with an ability to see the "big picture" and make improvements.

Exceptional written and oral communications skills
Ability to effectively prioritize and work independently and effectively in high-pressure, fast-paced environment and handle multiple tasks simultaneously with minimal supervision
Ability to learn on the job quickly and absorb/synthesize a broad range of information
Strong analytical and problem-solving skills
Strong work ethic and flexibility, respectful of local norms and culture, ability to work with humility and urgency
Comfortable in Microsoft Office and using technology in general
