To oversee and manage company's infrastructure and housing projects, from concept to completion, ensuring that projects are completed on time, within budget, and to the highest standards of quality. To coordinate with various stakeholders, including contractors, subcontractors, consultants, and suppliers, to ensure all project objectives are met.

Reporting to: CEO & Management Team

Budget: KSH. 400k -500k Gross

Key Responsibilities:

● Contractor & Consultant Management:

  • Recommend the hiring of contractors, subcontractors, and consultants.
  • Review and secure approval for all contract documentation and drawings to ensure compliance with contract requirements.
  • Ensure consultants perform their duties satisfactorily and within their scope of work.

● Project Coordination & Communication
:

  • Establish and manage formal and informal communication structures for the construction process.
  • Coordinate design processes to conclusion within budget and timelines.
  • Coordinate the delivery of projects within budget, quality standards and timelines.
  • Ensure compliance with all Government laws and regulations and manage the process of securing al necessary approvals
  • Liaison with Government Authorities e.g. Kiambu County, Nema etc
  • Expedite, review, and monitor the issuance of construction information to contractors.
  • Ensure timely preparation and delivery of reports, information, and drawings by consultants, contractors, and subcontractors.
  • Oversee the identification and documentation of al revisions on drawings, ensuring clarity and accuracy.
  • Regular follow ups with stakeholders.

● Construction Management:

  • Monitor, review, and approve the construction program prepared by the contractor.
  • Obtain and scrutinize necessary quotations and manage the procurement of client-supplied items.
  • Attend site meetings and inspections, and follow up pending issues as needed.

● Financial Oversight:

  • Review, scrutinize and approve valuations, financial appraisals, variation orders and payment certifications prepared by engineers or Quantity Surveyors (QS).
  • Manage the preparation and agreement of the final account.

● Quality Control & Documentation:

  • Coordinate the preparation and issuance of Snag Lists.
  • Liaise with clients, agents, and consultants on commissioning and final documentation, including maintenance manuals, test certificates, guarantees, and as-built drawings.
  • Expedite the procurement of operating manuals, warranties, and guarantees.
  • Coordinate with al parties to ensure works are delivered to the required standards.

● Defects &Final Completion Management:

  • Oversee the rectification of defects during the Defects Liability Period.
  • Manage the preparation and issuance of the Final Completion Defects List and the Certificate of Final Completion

● Team Management:

  • Lead, mentor, and manage the projects team, ensuring alignment with projects objectives and deadlines.
  • Assign responsibilities, set performance expectations, and monitor team progress.
  • Facilitate collaboration and communication within the team to ensure smooth operations and problem resolution.
  • Provide guidance and support for the professional development of team members.
  • Conduct regular performance reviews and provide feedback

● Design Review Committee (DRC)
:

  • Act as a key member of the Design Review Committee, working closely with external consultants to review and assess al design submissions.
  • Ensure that al designs align with project requirements, regulatory standards, and the overall vision of the development.
  • Provide constructive feedback and coordinate necessary revisions with consultants and designers.
  • Facilitate the approval process for design documentation, ensuring timely decision-making and clear communication between stakeholders.
  • Monitor the implementation of approved designs throughout the construction phase to maintain design integrity and quality control.

Qualifications:

  • Bachelor's degree in Civil Engineering, Construction Management, or a related field.
  • 7+years of experience in the construction industry, with strong emphasis on construction management in real estate development.
  • Strong knowledge of construction contracts, documentation, and procedures.
  • Excellent communication, leadership, organizational and follow up skills
