Visit properties to monitor rent payments from tenants. Report payment delays and escalate unresolved cases. Prevent income loss by ensuring tenants provide notice before vacating or absconding.">Tenant Relations & Lease Compliance"> Educate tenants on lease agreement terms. Report lease violations such as illegal subletting, non-payment, or property misuse. Communicate professionally with tenants and caretakers, documenting all interactions.">Tenant Onboarding & Exits"> Conduct thorough house inventories before and after tenancies. Verify accurate completion and filing of onboarding and exit forms. Confirm vacating tenants settle outstanding bills and leave the unit in good condition.">Repairs, Maintenance, and Painting Oversight"> Monitor ongoing repairs, maintenance, and painting work for quality and speed. Report maintenance concerns to the relevant team and follow up until resolution. Ensure properties are clean, functional, and safe for tenants.">Utilities and Bill Settlements"> Confirm tenants pay utility bills (e.g., water, electricity) before move-out. Coordinate with the maintenance team to resolve utility-related issues.">Complaint Resolution"> Receive and log tenant complaints promptly into the designated platform. Document complaints in the on-site complaint book. Collaborate with the maintenance team to resolve complaints within agreed timelines.">Property Inspections & Oversight"> Conduct regular site visits to inspect property conditions and surrounding areas. Report any safety, cleanliness, or structural concerns to the Property Manager. Work with caretakers to maintain a secure, well-managed environment.">Record-Keeping"> Maintain accurate records of site visits, repairs, rent collection efforts, and tenant interactions. Submit weekly reports to the Property Manager.">
